View Full Version : Monthly Inspection, Maintenance, and Task Schedules

I’ve often posted about my use of checklists for virtually EVERYTHING. I learned long ago not to rely solely on my memory to ensure that necessary tasks get accomplished. I also learned that preventive maintenance can itself help prevent most household disasters and damages (storm related or otherwise) and can help avoid critical system failures and unnecessary expenses due to neglect. For me, this is most of what being prepared is all about!

So, after reading Stargazer’s post about cleaning dryer vents and hoses, I thought I’d share my master Monthly Inspection, Maintenance, and Task Schedule Checklists with all of you.

Each of the next 27 posts in this thread (1, 2, or 3 required per month due to file size) represents part or all of one of my monthly checklists – from January to December. (In some cases, I refer to OTHER checklists, for things such as my BOBS and Packs – I assume all of you have THOSE. :innocent:)

Some tasks repeat every month. Others may be more or less in-depth depending on the season, and some are completed in various intervals in order to spread out the tasks throughout the year. Some are season specific, and others, such as vehicle inspections, provide for different degrees of inspection over set intervals.

The specific tasks I list may not all apply to every one of you. In other cases, I have not included tasks which are applicable to your individual circumstances. Here are a few examples:

1. I heat my home with oil and have an oil fired tankless hot water supply. Therefore, I do not include tasks otherwise required for gas-fired, electric, wood-fueled, heat-pump, or hot-air systems, or hot water heaters.

2. I have several outdoor hot and cold water faucets that are all freeze-proof and self draining. Therefore, I don’t include a winterizing task for my outdoor faucets.

3. None of my windows are glazed. Therefore, no inspections are included for glazed windows.

4. My checklists (such as for Gardening) are region specific and the dates shown may not apply to you.

If you find my checklists valuable, feel free to cut and paste them into your personal document files and edit them to accommodate your own circumstances. Since these are cut-and-paste posts, I’m hoping they all transfer to the Forum as per the original document. Please bear with me if I have to edit them.

I hope this thread is of some use to all of you!

Actually, yeah, I do this stuff. :blushing: Amazingly, it really doesn't take that long to do once you have a system. The house inspections always take less than two hours, usually even less than an hour, each month.

If you think about it, many of these tasks are simply routine maintenance anyway. How much time do YOU spend every month fixing and cleaning things around the house and yard? If your shower drain starts running slow, you're gonna' clean it, right? Having a checklist just makes it easier to remember them all.

My Sweetie and I split many of these tasks. She's much more into the gardens than I am. The cars, water, plumbing, and electrical systems, etc., are pretty much my responsibility.

Little things, like checking refrigerator, and freezer settings, simply mean checking the thermometers that I ALWAYS keep in them anyway. I check the oven temps simply by putting a thermometer in when we're baking something in the oven. We keep a box of baking soda in the refrigerators to keep them smelling fresh. We change them once a month, and simply dump the old one down the garbage disposal to freshen that up, too.

Taking care of the cars is probably the most time consuming task of all. But keeping them maintained beats the hell out of breaking down on the highway during rush hour when you're 50 miles from home.

Stony, you really are a piece of work.......... :sneaky2:

Since you're a master of the obvious, I'll agree that millions CAN live without my checklist.

Will YOU agree that a large percentage of those will have house fires, and that thousands will die in those fires? I know that you don't like to be confused by facts, but how about these?

"The residential structure fire problem represented approximately 81 percent of all fire deaths and 79 percent of the injuries to civilians in 2006. Between 1997 and 2006, an average of 3,090 civilians lost their lives and another 15,340 were injured annually as the result of residential structure fires." http://www.firesafety.gov/

And will you also agree that:

Most slip and fall accidents around the home can be avoided by proper maintenance?

A well maintained heating system can save hundreds of dollars per year in heating costs?

Uncorrected simple ("simple" - like you, Stony) home maintenance problems can lead to major expenses?

Routine computer maintenance can prevent a myriad of problems?

Basic car maintenance can prevent the necessity for major and expensive repairs as well as untimely breakdowns?

Well maintained appliances reduce electric costs?

Firearms should be inspected, cleaned, and cared for regardless of use?

Should I keep going, Stony? :)

Stony, keep posting! Someday you may actually have an intelligent thought to share with us. :sneaky2:

Ken has a good thing going with the list. Mine is more of a fixed routine I have down mainly because I mostly finished my house, garage, workshop and I have the exterior almost maintenance free. I did or supervised everything and prepared for just about anything. I walked around Lowe's today and didn't see anything I need or might need. I have been on this kick about 40yrs so I guess I have backups for the backups. After well over 30yrs in this spot my routine and being retired gives me time to keep the ole homestead up to par. I DO need to keep a written maintenance schedule on vehicles and I keep the computer humming along. A detailed list is a good idea and it would have to be a very long one to cover what needs to be checked daily.

$300.00/hr. plus expenses. :) Billing begins the second I leave my office and continues until the second I return there. Billing will also include the time I spend thinking :innocent: about the inspection before I leave.

All accomodations, including meals :munchies: and air travel  , are first class. :wine:

Seeing that I'll have to get me one of them cowboy hats :cowboy: to fit in down there, we are unable to extend seasonal discounts at this time.

However, a discount of 10% will be offered if a one year (four inspection) contract is executed.

There's nothing wrong with preventative maintenance.
I know I know Ken that preventative maintenance does not prevent brake downs or wear or tear on equipment. So whatever you wont to call it, it will help reduce costly repairs.

Preparing for a decent snow storm today only took less than an hour thanks to routine checks I do. Ken has a good plan for folks that don't really live in the boonies and are always checking on a routine basis. I only checked the generator, extra wood in the garage and put the Jeep in the garage and touched up the chain on the saw just in case.
