Bleed Back Water system, what is the disadvantage, if any......? I should have the waterline roughed in today, and will backfill the trench late next week. So starting to make decisions about the pump Installation & Electrical (I need to use the 220V 30 A generator, as I have no 220 power at this time).

So I am wondering is there any reason NOT to have a bleed back system......?:cold::cold::cold: The idea is to mitigate line freezing....:cold:

I have a bleed back system in the new house, Hope. The water pressure is terrible, and I've been told that it's because of the bleed back system.

In my Mass home, we have municipal water. The pressure at the faucet runs between 65 and 80 lbs. (watch out for the ceiling).

In my sweeties last home, regular well pump, we ran about 45 lbs.

Our new place is 30 lbs. at best, sometimes as low as around 20 lbs., even with a pressure tank. Why? Because the water is going back to the well and not the faucets.

I'm thinking about a completely new system in the near future simply to be able to get a shower with adaquate water pressure. Thing is, we've spent some time looking and even got out the metal detector and still can't locate the well. No documentation on its location anywhere. Time for some digging.

WOW.....You will be SH*T out of luck if the pump burns out, and it will burn out. Check with all the pump service companies in the area, someone had to replace the pump, they don't last forever.

That's when we dig up the front yard (and, I suspect the driveway as well) and follow the line to wherever it goes. :sneaky2: We know it's in the front, but where? :innocent:

Hope, you may want to consider just letting the water run - a little more than a drip - to prevent freezing. It usually works around here, but then again, our winter weather is a tad bit milder. :innocent:

I want the option of no heat, and leave for WARM hikes in America. I'll just lift the shoe off the pit-less and drain the system. That is the way I pickeled the lodge at King Salmon.

The bleed back system is just one or two small (1/8") holes drilled in the line BELOW the pit-less (Which is in the wall of the well caseing. So if the frost in the ground gets down several feet it won't freeze the line.

Yeah, you have to install a valve and turn it off. Problem is, if you do that your pressure can easily drop to zero as soon as the level in the pressure tank drops. The design of the system requires water to return to the well and build up well pressure in order to draw it back. It works along the idea of a continuous priming system. Usually, the pump is located near the pressure tank and not down the well shaft. The system usually draws water rather than pushing it. To my knowledge (I'm not certain about this) it's almost always a shallow well system rather than a deep well.

i don't see nothing but problems with that idea.if you are going to go away during the winter, are you turning all the heat off in your house?

thats right for a shallow well
but deep wells are better
did not notice does hope have deep or shallow
wait never mind its deep if he has a pitless system it deep, boy caught me napping

Yes, as the heat will be wood stove.
I put the pit-less down 12'-6"
The waterline is down 9' and has 2" of Blue polystyrene (Dow Board)
Frost line can vary, depending on foot traffic, or car/truck traffic over the line. I had a lodge, and I would lift the pump off the pit-less in the winter, and open all the valves, then drain everything, and fill "P"traps, and toilets with recreational antifreeze (Non-toxic).

We use a push type pump, my wells are 66' to 69' and use 1/2 HP pump. The pump is submerged down 60'.

ok good thats one thing one would suggest, just lifting the pitless off, if you start drilling holes in your suppy line then a couple things can/could happen. one water being water and a pressurized line, the holes will just get bigger, two with holes in the line, water will always be seeping out emptying your pressure tank and house which will cause the pump to run more often thus shortening the life of the pump, also is the line running under a high traffic area? sounds like it but if you are got to lornas in texas for the winter then would the area not be snowed over? thus insulating the ground?
i like what you did at the lodge just pull the pitlees off and drain down then winterize the cabin

ok tecnicallly a deep well, anything over 25 ft deep is considered a deep well, nice that you are so shallow mine is at 365 ft down
1/2 horse is plenty for ya
what type of pressure switch and at what poundage? and do you keep your pressure tank at 2 psi below the turn on amount ie if you pressure switch is a 20/40 meaning comes on at 20 psi and shuts off at 40 psi then your prseeure tank should be at 18 lbs(which you shuld check every year)

A little off topic, but......... I just installed 4 outdoor hot and cold faucets. New design from Moen - really cool - the faucet is outside (duh) but the shutoff (controlled by the faucet) is about 2 feet inside the basement to prevent freezing. The system is self draining. This one:

runs on the same principal as the frost free hosebib, i installed several systems like this in flagstaff for folks who had outdoor swimming pools and wanted a rinse off area outside

Outdoor shower, wash the car in cold weather, wash the dogs outside (not in the winter - they just don't like that) without destroying the house, general clean-up. Can't beat outdoor hot water!

NO...The legend lives...it will be outhouse till the fall of 2010, or till a women shows up. I still live in a one room cabin, with no water or septic. But I might get the foundation in for a real building, either late this fall or next summer.

Just draining the waterlines without RV fluid is risky. It will probably work, but might not. I've busted a couple of lines doing that. Blowing out the lines with air and then pumping them full with RV is much safer. RV fluid has become very expensive now though. Another option would be to drain the lines, then just pour RV fluid into the supply lines of any sinks, toilets and washing machines and collecting the fluid at the low faucet where it comes out. It would be nice to have a petcock below the pump too. I have a very old similar pump and depth here. Has worked fine, but I had to use a watering trough and the creek for a couple weeks when the pump broke down. I've lost pressure when I didn't keep the pressure tank adjusted and another time when I had to clean some iron out of the pump.

I've pulled up the line a couple times when the pressure was down to look at the foot valve. I'm no plumber and I just search everywhere for the problem. One time, I started working on something else, went back to the truck and decided to run down to the nearest store eight miles away and pick up a foot valve. They carried almost everything at that little store. When I was coming up to the store, the owner was standing outside watching me coming. When I got out he smiled and asked, "what's that behind you"? I turned around to see that I forgot to unhook the entire 60 foot of line and foot valve that was now trailing behind my hitch. He laughed and said he would gladly sell me some new line too. Which I agreed to do. After that I've tried to watch that I don't take off with something attached to my hitch. I had never done anything like that before. Unless you count that 50 foot extension cord that I drug home. Or the time I got back missing the hay wagon that used to be attached to the tractor. I did have the tongue with me. The rest of the wagon we found crashed in the woods.

uh sorry ed gotta really disagree with ya, the only place you put antifreeze is in the p-traps so they dont' freeze up if any condensation would build up after you have drained then down,never i mean never put anti freeze into your potable water lines, if you shut off the building control valve and open up all your fixtures hot and cold to drain down to your lowest point and then leave them open so that if any residuel water is left in them they will not burst your pipes upon expansion, also long as water is not trapped and pipes are not full of water and open to air then your pipes will be fine
and yes i is a dumb plumber

Once the water closet is empty, two gallons dumped quickly into the bowl will exit 95% of the toilet bowl water, then with a sponge I remove the rest, and pour in 1/2 gallon of rec.antifreeze, then use a toilet bowl plunger to pump/push the antifreeze down into the lower chamber, to the extent possible. The hot water tank must be drained, also. Any cans of freezable liquid must be removed, Pepsi or Coke can will freeze and squirt the ceiling. Don't forget the bathtub/shower valves & drain.

Most lodges here are designed for weatherization.

I don't claim to be a plumber, but I use SuperTech's RV fluid often and it is recommended for use in your water system. You can buy it at Wal-Mart.

The "Directions for De-Winterizing: (On the bottle) "Run fresh water through system until all color disappears, then fill tanks. A trace of color that ay be left in the system is not harmful in any way" Also:"This product is considered GRAS (Generally Regarded As Safe) by The Food and Drug Administration.

Although I prefer to run the system for a long long time just in case. I usually do my own house and help my friend run it through his campground's drinking water lines and trailers every year.
