Where do I move my camper

I have just recently purchased a camper. 1974 16th smokey travel trailer. I was wonder if spending 400 a month on lot rent with hookups is too much I would love to acquire some ground where I can move my wife and I too and pay 400 a month for some land. With hookups. Also not opposed to not having running water or bathroom as I can build a composting outhouse. If anyone has any suggestions about when I can get a deal on land let me know. Thanks

Whether or not $400 a month is too much sort of depends on your financial situation.

We have absolutely zero idea of where in the world you are, where you want to be, or where you are going.

I could tell you where you could find some land in Kentucky, but you could not leave your camper here for more than a year due to the laws not allowing one to register an RV of that age in our state.

You would also not be allowed to live in the RV for more than 180 days per year.

You would not be allowed to live in the RV at all if it did not have hook ups. No, not even on land you own yourself! You build a "composting toilet" around here and you get a visit from zoning, the health department and the sheriff in close order. In fact you get a visit within a week of parking an RV in the middle if a field.

Been there, done that.

Prepping a lot for legal parking and use of an RV (septic tank, electric access and parking pad) will set you back about $12,000 plus the cost of the land.

Around here you can find a parking spot w/hookups for $1000 @ 6 month rental in an established park. ($166 month) That gives you access to laundry, shower and pool facilities w/propane access and all the goodies. That includes beer drinking buddies on holidays, fireworks on the 4th and all the bad advice you could ever use.

However, your RV must be licensed and registered, built after 1985 (I think) and you can not live there more than 180 days per year. (you could have two facilities and move the RV a few miles twice a year)

Seeing your profile you are in south Louisiana, but still need to see what local laws are as far a parking it and living in it.....
That is step one.

$400 bucks seem reasonable as long as the hooks up are there, although most RV's are not set up for permanent plumbing ...with hold tanks and all.

$12000 is about correct for utilities, but more if you can't have septic.....and don't know if you will be able to a septic "perk" being as how every thing is below sea level.
DD and SIL have a sprinkler system that "waters the lawn"....LOL...and is kinda stinky.

Some places allow a composting toilet, if there is normal plumbing available.....that doesn't make any sense to me.
If inspections are needed, learn what is need when you buy land, or you may not even be able to build or park a trailer for any length of time.

There are some great places down in south Louisiana that you can get for about $400/month on a 30 year mortgage and put your travel trailer up on 4 or 6 telephone poles above the flood line. I have been thinking of doing that myself but first I needs to get myself a new wife, and say goodbye to my kids for a few years. Also learn to hunt gators and work on oil rigs and such. But I am highly adaptable so I recon I will get around to it as soon as my present wife kicks me out.

The change of pace and increased physical activity should add at least 10 years to my life so best quit typing and get on with it. If you don't hear back from me you'll know that I am in the same "no internet coverage" zone as the OP.
That is probably why he has not responded, for $400/month you cannot expect great wireless service as well now can you?

Sure, I have a place for about $200 a month. It has plenty of tall white pines you can make lumber from for about .20 a board ft. other trees too. Has a point and a very old septic.I'd sell it for 30,000 tomorrow. Already has a house trailer and a garage turned into an apartment, but the apartment needs cabinets now. Got another for 20,000 and a guy was living there with a point for water and a hole in the ground for a septic ....that one for 20,000. But the trailer burned down and I'm sure you'd need to drill a well and septic for about 5,000. I suggest you steal them from me before I change my mind.

Last septic system I saw put in cost a neat $15,000. That was next door 5 years ago.

I have not priced a well in 20 years so I have no clue on that but I guarantee it is more than $5,000 for the well, casing and pump even if they don't go 50 feet down.

I moved to Texas in a 23 ft travel trailer after a divorce and loss of just about everything. I paid $305 a month about 15 yrs ago, that included electric and eventually cheap cable, also access to a bath house which was generally spotless. It was in a campground. I assume that would translate to $500 now depending on location. No time limit.

My well, with pump, 85 gal bury tank (8 ft down maintains pressure).....was $7500 in 2004.....down 185, cased to 130ft. state tested and approved.
Septic $5000 2005, tank/digester, 2-90ft drain fields.....Mine was standard septic......a mound system (big storage that needs pumping) is double the money.

Both plumbed to the cabin....I did the rest....another $500 +/-
So total about $13K

If you buy some cheap swamp land and put trailer(s) up on pilings and rent them out during hunting and fishing season it may help you pay the mortgage, but have a Real Estate agent help you run the numbers for what you can afford on it, but taxes and other expenses will most likely be more than principle and interest on the loan. The good thing is that when you get too old and weak to live there it might be worth far more than what you paid for it. If you have no income then you will pay little taxes on gains when you must move. The Government will figure out how to take everything so if you are smart you will not own it then. Sorry I am getting dangerously close to financial advice. Rich people don't actually own anything. Note that Donald Trump said he had $10 Billion in assets, Not net worth. Probably just his name on those assets, banks actually own most of them, his liabilities exceed that $10 Billion by a LOT!!! Donald Trump may be technically more broke than the homeless people on the street, thus he pays less taxes than them. Go figure. He would make a great commander and chief of a bankrupt nation and tick off every world leader with his childish mouth!

I'm not saying this is the BEST method but I liked these photos, a set of 4 ton or stronger chain hoist or supper heavy duty cable winches from local rental shop should work and be cheaper than the skid steer. Steel cross beams rather than telephone posts are typically used. But whatever lifts your travel trailer above the flood plain. BTW I am not a member of match-doctor just googled around for photos and these were better than most and showed their process. Engineers care more about process than end results.

So multiply that by 2 or 4 if you want a bigger place with a 3-4 bedroom trailer to rent out or on a better location that would be easier to find renters. Remember location, location, location. Residual income is the most important + what you hope to sell it for in the future.

I have some friends who are doing this and always talk to the owners about their business when I am staying at these places, i.e. cabins, private campgrounds, fish and hunt camps etc.
VRBO has even tiny little cabins for $30 on up to $100/night but a big 3 bedroom mobile tailer in a good location can go for over $150 per night, season is short but some income there. $1000-4000 per year if you have a good location and advertise well.


#1 reason I don't do it myself is my wife. She would absolutely not last a week.

BTW this website is a fun place to window shop but if I was serious about buying property any were I would work with a local real estate agent.

In many bottom land parts of South Louisiana, Alabama, SE TX etc a septic tank would be flooded for several months of the year and eventually work itself up and out of the ground and slowly float away. Possibly why they are not permitted in some areas. A composting toilet may be better, just more trouble. Or RV toilet that you must pump/drain out haul away with pickup truck, also much more expensive long term. Living in a swamp can be expensive. Compost toilet good for your plants if you can grow stuff perhaps you can reduce property taxes. An older relative of mine owns tens of thousands of acres of land in Texas and is always complaining about property taxes but almost all her land is agriculture or petroleum so taxes is very low and her tax rate over all much lower than most Americans still complains. It is all relative.

DD and SIL live in Louisiana south of Shreveport....and yeah they have a "lawn watering system"....Not sure what you call it.
Waste goes into a diegester, the a pumps come on a sprinklers water the lawn.

Was not suggesting a septic in Louisiana,...they don't even have basements with out a bunch of sump pumps...and the basement would still float out of the ground..........This was just an estimate of real life cost to install some sort of waste system.

It would seem that anyone that is depending on a 1970's camper, and worrying about $400 buck a month for utilities doesn't care or can't afford buying land, and adding those necessary utilities.

I think we are wasting our time with details.

$400 bucks a month for a "Place" to live seems reasonable to me....many have done more, with less and got back on their fee,t so as to be able to move forward with their lives.

Hunter, I was not criticizing your sceptic tank cost or estimate, it is probably a cheaper solution long term than most alternatives, especially than paying for city sewer. That is why I said it is expensive to live in (or near) a swamp. Also add in cost of Federal flood insurance and structural damage done by tropical storms, high summer electric AC bill. Roads are rough on your vehicle.

I was trying to demonstrate that if you can save up and make a down payment or alternative to one buying even a small property can be cheaper than renting long term. Sad thing is that poor people get poorer due to lack of financial education, while the very rich use knowledge of the financial system to get extremely rich and have the tax payers bail them out of the mistakes of risky investments while protecting their other assets. Congress is always a few steps behind or actually writing bills to aid the rich. Waste of time to complain better just to educate yourself.
