OVERVIEW

Assuming you are willing to sell your current house and relocate , you want to buy some rural land in a remote part of small town with many trees (and mountains ideally).

Once you buy your land, buy an RV or a Motor Home and park it obviously in a wooded area -- sheltered by the forest and trees. Obviously, you want to keep a low profile as to not draw attention to what you are doing.

Now obviously, you will have to pay taxes for your land but you will never have to pay for real estate taxes for your house....because in theory...YOU DON'T HAVE A HOUSE.

Thoughts?

After you buy your land and RV...the next steps would be to have a well dug and put in some solar panels. Obviously, unless you know what you are doing you would have to pay people to install the water well and solar panels for you. If this is the route you plan to take, I would advise you to be aloof of why you are putting a water well on vacant land plus putting solar panels in (which both contractors).

You want to have an attitude....of yeah...this is where the wife and I would like to come up once in a blue moon....just to get away from the big city lights ect.....AND TOTALLY PLAY THE LOW CARD and not draw attention to yourself. The only POTENTIAL negative of course is that your contractors would know that you now have a water well and solar panels......but my sense is the water well person wouldn't care as he has his own well.....and do you really think the solar guy would care.....especially if you install the solar panels first? He wouldn't even know about the water well being in place.

Just some thoughts to set yourself up for the non too distant future.

Many of people I know that live in Montana already do this.Rec. property is on a whole other ball game then real estate.:thumbup:

To much to police in my opinion.....not sure why people think it can't be done. What is preventing someone from owning land (that they pay taxes on) and park their RV on their land that they own?

Of course you can also move up here to one of several locations that don't require property taxes. Of course, you have no services either because you know, you aren't paying for them.

Its a trade off..... when taxes are predicted TO SKYROCKET....I would much rather pay to drill a well and for solar panels and a generator rather than pay skyrocketing taxes for the rest of your life.

You've obviously given this a lot of thought so I hate to burst your bubble but in most states if the housing is not attached to the land there are no real estate or significantly reduced real estate taxes. You can install a manufactured home with a foundation and as long as the home is not attached to the foundation, i.e. it's there for esthetic purposes, then you pay no or very low real estate taxes. Recreational vehicles fall into the same category.

Also, you need to know, we don't advocate posting illegal activities on here. If you want to cheat the government, that's your business but folks need to know that if you do owe taxes and don't pay them there's a good chance your land will be taken from you.

Finally, we don't use helicopters in the country. We use drones.

Illigally parked RV and mobile homes and illigal sewage processing are common to almost all these groups. They are scattered through all states so the laws had to be made uniform. This allows them to bust up training compounds for no other reason than health codes or zoning laws.

You can thank the suprimist groups, the Wako Wacko, Ruby Ridge and several standoffs with large groups for these restrictions. They are everywhere now, and no area is above suspision. My home county in TN had both a Clan training center and an Arab backed training center all within 30 miles of downtown Nashville.

In my present area, very rural, one must have a permit and perk test to have a septic tank and zoning clearance and a building permit are required for that. One can not park an RV for longer than 2 weeks without one. We also have a requirement that an RV/mobile home being used as housing has to have a foundation/piers and tie downs to be legal. Proper prepwork to place a mobile home/RV on a site for more than 2 weeks legally in my county will set you back $20,000.

In this day of zero housing starts the inspectors jobs are to cruise the county roads looking for income to pay their salery. Since they are all related to half the county newcommers are turned in the first day.

I had hardly gotten my RV leveled before there was a health code inspectors parked in my lot wanting to know where my sewage was going. And yes, they can come on your property without a warrent, their public health duties allow for that. If you don't like it they will come back with cousin Joe, the deputy, slap a "condemned" sticker on your door and laugh as they walk away.

A lot of things that have been very thoroughly "thought out" have not been well researched. There are laws out there now that you would not believe, and every one of them puts you on the tax roles.

I did a Google on the Federal Zoning and came up with this, which is an excerpt from a paper by a Georgia Law firm (It is a document, hence there is no link for me to post):
It would appear that there is little to fear from the FED as long as you do not cross the lines mentioned below or attempt to violate some Federal statute .


"Zoning and Federal Law

I. INTRODUCTION TO FEDERAL LAW ON ZONING
A. Certain types of uses are subject to protection by federal law. In such cases, the federal statute may provide an enforcement mechanism; otherwise, 42 USC 1983 will apply.
B. Zoning regulations affecting people with a disability must satisfy the Fair Housing Act, the Fair Housing Amendments Act of 1988 and the Americans with Disabilities Act. A zoning ordinance that places burdens on residences of, and institutions serving, people with disabilities will be closely scrutinized. Well, the mountains are not ideal for this. Instead, I recommend everyone going to the east coast or Midwest. Look at Florida, that would be heaven. Much better there. But, here in the mountains it won't work. Nope, people, don't come to the mountains. This is where the gob'ment has complete control. Plus the environment would kill you in a day or two. Just because I am here doesn't mean it would be wise. After all, I am crazy and will probably die a painful death once the collapse happens. So, remember, mountains bad.

Anyways, I always thought that in a societal collapse, that no one will be paying taxes on anything. Don't you need a government to pay taxes to?

Step one is research the area you are interested in........Keep in mind that you will be a "outsider", at best, or a "City person" at the other end....How you do things, are charged and/or taxed depends a lot on this, in most rural places.

Fact: An Amish built log cabin, built off site, trucked to the location, placed on piers, (not foundation), is considered a "Mobil Home" so codes are different, but still have codes for habitation.

As the cabin is not taxed directly, it does increase the "land" value, by the value of the building.

A common method is to build a storage shed. After a while a well point is driven and a out house or impromptu septic system put in.

Yes it is researched but as you and I know the unforcement of "the snoop police" (in the midst of an economic collapse) trying to find some harmless guy in the remote area of Utah or Arizona (to see if he is being smart by putting an RV trailer on his land to legally avoid paying taxes on a house) will be very few and far between. Remember MAJOR CITIES WILL BE CHAOS when all of this happens. All the attention and time from police point of view will be focused on putting out the chaos.

Don't worry Rick...its perfectly legal if you research your area. Most counties do not in Utah and Arizona do no mind if you buy land and occasionally bring your RV on your land. In fact....50 achers of remote land (by the mountains) will not even draw alot of attention to yourself as well.

Tip, be sure call your place, a "Homestead", summer get-a-way, even a hunting camp (area appropriate), never a "compound".
Out building, sheds,---rather than "bunker"
Cabin, cottage,--- never a "House".
Ag building, pole barn......not "garage".

In total collapse land titles themselves may mean little. There are no absolutes in this regard. I find myself wrestling with how much money to have in reserve to handle such costs. Inflation pressures make me want to spend money now but having savings is important too. The strategy of "if you have nothing you have nothing to loose" or in the case of the OP the less you have the less risk you have of loosing it has some merit. It does not take into account that things may not collapse or collapse slowly if they do and life between now and then will suffer. This is why I have survival plans at many levels depending on how much I loose. I plan to hang on to all I can as long as I can but recognize I could be driven from my home with just what can be packed into my vehicle, that the vehicle may fail and be limited to only what I can carry on my back, that gear can be lost too and I'll only have whats in my pocket or loose it all and be reduced to primitive living. I'm not one to jump to the worst case ignoring everything in between. You do what you can and when you run out of options you are screwed. Right now I have been able to switch to compact car to offset rising price of fuel but each level of decline will have to be adjusted to.

Your assessment is a good practical guide, IMHO.

Unfortunately there are a lot of people that haven't seen a need, had time or resources to move ahead with these plans.
Seems the the OP is looking to circumvent, rather than work within, a Government structure, tainted as it my be.

This in it self tends to attract undue attention, in a lot of places, for a lot of people.

Point is find out how things work in any desired location, possible relocation, routes (primary/secondary even third-dary), then to work with in the rules (as much as possible).
There is such a thing as local vs New people, rules, and what is enforced.

Case in point is a neighbor that seems to have an attitude when dealing with the locals, seems to go out of his way, to "get away with things" and seems to have a whole lot more trouble, expense, answering for it.

Do your home work, before you just buy some land, park a trailer in the woods.

The property (up north) is in tree growth. Tree growth is a tax break for land that will remain forested. It can be cut, etc but it cant be developed in order to keep the tax break. My camp is a registered trailer (and not my residence) so it doesnt violate the tree growth agreement. I still am required to move it a few hundred feet every once in a while in order for it to be legal. If the government falls apart, I'll probably skip my tax bill anyway....I doubt I'll go looking for the bill if the town office is closed up, locked down or missing.

I do want to add,....Another thing to remember, if you decide tp park a camper on some property, for a long period of time.

They did this to me.
Most of the land is hilly, but about 12 acres of 16 is farmers fields, neighbor crops them.

After I parked the camper out there, they changed the assessment from agricultural to residential/recreational.
Didn't have a cabin yet, just the trailers and a shed.Taxes went from $80 bucks to $1200 bucks a year.

As I had 10.6 registered as owner, neighbor listed as operator with the USDA, with a Farm Number, I was able to fight it and reduce the taxes back down to $300 bucks.

A picture from Tera-fly plainly showed plowed fields, and hay fields, helped.

Didnt see your questions earlier..sorry. The answers are pretty involved.. We looked into what we needed to make it all legal. We hired a lawyer to help with the paperwork for the purchase. 5 acres (on the other side of the mountian) are out of tree growth and there is a permanent structure on it... There is quite a bit we have to do in order to comply, it isnt as easy as dragging a trailer or rv into the woods and living there. In fact, it cant be a residence, it needs to be moved/ movable and it has to be registered. I went through all the permit/inspection process for the outhouse and everything is within the rules. We also found out we need to gate the private road at least 24 hours every year in order to keep it private. I close it for mud season every year and that counts.

The last part about the town office was a joke....

Um, if your goal is to avoid paying taxes, why not sell your home, buy an RV, and park hop around the country like retired old people do? You won't even have to buy the land. Since breaking laws is also not a concern, just park your RV wherever you want to till someone says move?

My thoughts, this isn't a novel idea since a lot of people already do it.

Another thing to do is to before you buy the 20-50 acres of vacant forest land....make sure the land is zoned as "vacant land" :) I know...I know....you have to worry and make sure everything is on the up and up......and you have to be legal.....but nothing prevents you from parking your trailer once in a while and hiding some supplies and survival materials in the case of emergency.
