Ok, I am tapping the wealth of knowledge on this board. I have a second home that the loan is right at being upside down. There are 7 homes for sale on the street. None are selling. My homeowners has cancelled me because the home is vacant. I just found this out but a quick hunt for insurance online revealed I will run into trouble insuring the home. The home is 60yrs old. the website forms I filled out kicked back that the home was not insurable, "Our company does not insure the type of risk you are inquiring about". So I am paying a premium to mortgager for insurance. This raised the monthly payment 144 dollars. The home is along site from being valued right at the tax office and taxes have doubled in 16 yrs. The bank did a 10 yr. reevaluation of the loan so the taxes also are in the 144$. I have owned the home 16 yrs. I am considering a short sale or foreclosure. I do have a home with a loan through an individual and don't see me needing a home for along time to come...more than 10yrs. I work long hours and am raising a child alone..lately it is all I can do to keep up the grass and chores at the one home. I am stressed beyond belief and need all of the advice I can get. I almost let it foreclose 2 months ago and bailed it out by catching up 2 months payments as I fealt I needed to. This caused all of my creditors to cinch my credit down to what was owed. I have reliable employment. Just looking for advice losing the home is not a survival situation...losing my sanity is!

a friend of mine was on a fixed income from SSI, with a managed budget by the county mental health services, wherein they payed her bills with her SSI check, and payed her out her incidental budget from the remainder.

at one point, they became understaffed, and had only one caseworker to handle a large load. for several consecutive months, the caseworker was neglecting to pay several of her bills, and making double payments to others, despite multiple notifications that this was happening. while the problem continued, the homeowners was not being payed, and lapsed, and she has not been able to get insurance again.

this isn't exactly relevant to your situation directly, but i know how much stress it caused for her, and i'm sorry you're having to go through it.

Can you rent it out? Or are there some stipulations on that?
If I couldn't rent it, I'd either move in it, if it were a cheaper abode, or sell it to get out from under the mortgage.

The homeowners was escrowed and paid in fact I got a refund. If you ask me the neighborhood went to carp due to all the foreclosures and Nationwide got the heck outta dodge. I have been with them 16 yrs.

If I couldn't rent it, I'd either move in it, if it were a cheaper abode, or sell it to get out from under the mortgage.

Due to my present situation..Raising a child and working 50-60 hr. weeks I can't see me being the landlord of a 60 yr. old house. Plus the neighborhood went to carp with all the foreclosures and thugs walk the street daily..They even taunted me after robbing my huge shop blind while I was nailing the door shut! The for rent signs on the street are not renting either.

They rent at a reduced rate in exchange for having the house ready for show every day in case some one wants to see it. This keeps your house occupied and satisfies the insurance company. They pay utilities.
You realtor may know about a program in your area. I cant remember what it is called. I'll try to find something.

I'm just going to toss out some ideas. You don't have to respond.

Will the lender allow you to pay the interest only on the loan? It might buy you a few months to figure out what you want to do, reduce your mortgage payments in the short term, and keep your credit current.

Can you live at that house and lease the pasture where your horses are? I don't know if you own the place you are living in or are renting.

Can you live at that house and sell the horses, acquire some cash from the sale and help your finances? Might not be what you want to do but is it what you need to do?

Are you talking to the loss mitigation department at your lenders? If not, you probably want to talk to them. They will sometimes get very creative to help you NOT default.

Are you on a budget? If not then you had better get on one. If you don't control your finances, they WILL control you. You may have to divest yourself of some assets in the short term to accomplish what you want in the long term. Only a budget will tell you that and allow you to get where you want to go.

Are there refinance options that will allow you to extend the term?

Is the house even worth keeping? If you really don't want it for whatever reason then a short sale may be best. Just realize that a short sale can damage your credit. It can show up as a settlement on your credit history. You might also have some IRS obligations on a short sale. The unpaid debt can be considered income.

Turn over the deed. If you turn over your deed on the house the lender might agree to release you from the remaining debt. It's not likely but might be worth a shot.

I don't know what the laws are in your state and an attorney would need to be consulted but even if you allow foreclosure the bank might still be able to go after you for the difference if they can sell it.

Before you do anything, sit down and list out what your options are, what the benefits of that option is and what the downside of that option is. List out everything you can come up with no matter how hairbrained it might sound. Once you know what your options are then you can make an intelligent decision on what you need to do.

I will get in touch with loan mitigation tomorrow. I own the home I live in it is secure. I was aware of most of what you posted. I am trying to divest some things I don't want to let go..thing is noone is buying right now. I have my horse trailer for sale..I have one of my boats for sale. Things are downright tough anymore! I am looking at other work to get through this..Believe me when I say I am trying! One phone call to Mom would fix it. But it is a bad investment..I may need to take my loss.

Let's say I keep trying! How do I go about getting the taxes reevaluated and any suggestions to try for insurance. This alone might get it back to manageable. I had planned to ride out the crash in the economy..but I am telling you the neighborhood went to carp overnight..I am not sure it can ever recover.

Not right off hand except NM. Thats where my family is. If I did that Dad would just buy both of them..it isn't what I want to do.

About the only thing you can do is file an appeal with the tax assessors office. If prices have gone down that much and taxes are based on valuation (at least in part) then they should be willing to reevaluate your property. Just make certain you don't have any unreported improvements that might drive the price up!!!!!!

I'm not certain why companies are not wanting to insure it. Unless it's uninhabited. Insurance companies insure 60 year old homes (and much older) every day. Ask them what you can do on insurance if you want to rent it out.

"I have this house I'm fixing up to rent out and I need to see about insurance. What are my options?" Nothing wrong or crooked in asking.

If you are insuring through the lender then you have "forced placement" insurance (if I remember the term correctly). A lot more expensive than standard insurance.

Then, if you can get someone to rent, you'll be money ahead. You can be very particular about who you rent to. Just talk to acquaintances. DON'T RENT TO FRIENDS OR FAMILY UNLESS YOU'RE WILLING TO HAVE THEM AS AN ENEMY. Being their landlord never works. It would generate an income stream and allow you to insure the place.

I would like to add how embarrasing this is for me, to ask. This situation was setup on 2 incomes...that changed in January. I have been trying ever since.

I got aggravated several years ago..Nationwide cancelled me so I went looking. Well it was going to require an inspection of my in ground oil tank (oil heat) at my cost and it was considerably more. I humbly went back to nationwide...

I think they might be glad to with our tax money covering their losses. I am not that kind of person..Not my way of thinking. I know I have more than repaid the loan, if you consider interest. I can't stomach adding to my childs tax debt. I'll do something to fix this! I am just using my friends here to brainstorm what I will do!

I can't say it isn't possible, but I can say it is unlikely! I will fight with every breath before it happens here. I have a 7 yr. old daughter dependant on me and only me...nope it ain't happening to us! I'll work 3 jobs and put her with a sitter first!

No. I haven't they fell out when the economy crashed...I hung in there. The house has been sitting 1 1/2 years..I go by cut the grass and try to keep the hoodrats away, and make the payments. House after house after house went vacant over the last 1 1/2.

I don't know Rick! I have a great loan...it was done under alot better circumstances..no second mortgage..a second home though..I was on my way up! 2 yrs ago I had people offering to buy it and it wasn't for sale..I had no idea..I saw it as a sound investment.

CS - some good advice has been offered. Renting it out to cover the extra expenses and keep the property up might be a good option. By keeping the rent lower than the going rate it might help out both you and the person you rent it to.

How is it fraud ? if they loan you money and use the house as collateral and you cannot pay,, they take the house,, Just like any other loan,, Take out a second, pay off the first and buy some time ,,,,, surly you have built up some equity. Its called refinancing...

I'm sure that Ken can explain the legaleeze, but if you enter into a transaction with the premeditated forthought to not fufill your obligation, not only is it morally wrong, but it is fraud.

They could sell it for half of what you owe, get a defiency judgement for the shortage and lien your other home, and other assets for the difference plus all cost.

I applied for an FHA loan last night. I just got a call with approval. Can you help me understand what it is before I call them? I assume VA is for veterans? I am not a veteran.

By the way the approval came from FHA.com. Is this a repuatable lender?

FHA is the Federal Housing Administration. It's through HUD (Housing and Urban Development). The nice thing about the FHA loan is if you want to do any improvements to the house in terms of efficiency like insulation, new windows, etc. they will include that in the loan so you only have one payment.

You can talk to one of the HUD housing counselors and get all your questions answered. Take a look at this page:

The VA loan is through the Veteran's Administration and is for veterans and active military. I thought you were a vet. So you wouldn't qualify for it.

By the way thanks everyone for your time and advice. I spoke to Nationwide and they will reinsure it if can get it rented. I may move over there since there is no requirement for insurance here since my loan isn't with a bank. Maybe just setup the basics over there and live in both!

CS, If it is a simple matter of occupancy seems like you could hook up with somebody like Hoosierarcher that needs a place to stay. He could do the up keep working for his rent and maybe pay something or get a roomate that could. Something is better than nothing.

Perhaps you thought I was a vet because I have made mention of life as a military brat. I did work for the Air Force USAFNAF but as a civilian. Dad got me the job in highschool. Nice job too I ws the guy that cleaned the pool filters and marked the ball fields and cut the grass!

I would never misrepresent myself as military.

CS, when i put my home in Texas on the market 8 years ago, I left one bed in the residence and would go over and take a nap occassionally. That satisfied the insurance company that someone was "living" there. As long as there is furniture at the house, that should be sufficient. Yes, it is bending (not technically breaking) the rules, but ya gotta do what ya gotta do.

Lol! Dad and his mannerism's did rub off on me a bit! He absolutely did not want me or my brother in the military. He is a vietnam veteran.

My father was a veteran of WW II and Korea and felt the same way. From the GI's I've known I get the sense they feel (and rightly so) that they are paying the price so others don't have to.

He is definately still angry about it...He has been out 10 yrs. he is not the same Dad anymore..He is an awesome Dad, even better now that I am grown. A short story about him...

When I went after custody of my child. He came here from NM leaving my mother for 3 months to teach me to cook ,clean and pay bills. He was integral in me gaining custody of my child. I still cook his recipes today. He knew I could skin a deer..run a trot line and work like hell..He also knew I'd fall short at the task of being a Mom and Dad. He was here in 2 days to be sure it would happen! Awesome!

I think it will! I am showing the house to a close friend tomorrow! I won't ditch Hoosierarcher. He is not commited though. I will talk to him again early week.

I have kinda been in the same situation. My house in Indiana is not even close to being worth what I owe now. Selling seems impossible but I a tired of paying on a home that I don't live in. Right now my brother is buying it on contract but with the stipulation that he will obtain financing in the next 5 years. I can't afford to have it on my credit when I decide to buy another house. I feel your pain and hope it all works out for you. Crappy times in America right now hope it all turns around soon.

I thought the same thing in 2005 when I bought mine. It was perfect for me and my son, I was a single parent for 8 years, working hours like you at a sawmill, going to college 3 nights a week and in the Air National Guard. But life threw me a curve ball and everything I was working towards changed. Now, like you, I'm stuck with a house that aint worth crap and not much I can do about it. Very frustrating indeed. I have often thought of letting mine go into foreclosure as well, but then I remind myself it was that sort of thinking by many people in this Country that made this mess. I don't want to add to the problem, so I will just have to wait it out and hope it gets better sooner than later.

Otwell, Indiana in the middle of nowhere. :) Right now my brother is living in it...again... maybe this time will work out better. If not my dad lives 1/2 a mile away and has rentals so I could always get him to do it, but I hate asking him for anything. Not really the best relationship there. Ultimately I need it off my credit so renting it would only be a short term fix.

You could always let dad have part of the rent. Keep enough to cover expenses and break even and let him keep the rest. That would be a win/win.....if your brother leaves.
