While at the library, I saw I flyer for buying land here ...either auction or just over the counter, as they're calling it.

5 acres of wooded land would be really nice.

Looked over that site a bit, seems like no matter what, you need to buy it at market value at some point.....
If you check out this site....(from the other one)....talks about "staking a remote cabin site"......

Don't see too much about access, so maybe water, air, and trails......?

This has been discussed here before in some detail. This program is only open to Alaska residents. There may be some existing parcels available over-the-counter, otherwise you will need to stake out a parcel within certain "eligible lands" and pay for the required legal survey. You can make improvements but cannot establish full-time residency upon it until the land has been paid for in full. It maintains a "recreational" status until then. From what I've seen, many of these properties are in some fairly remote wilderness. Bush/Float planes may be your best access in the summer, snow machines or sledding come winter. I think Sourdough is a licensed realtor there in Alaska. If you're lucky he might be able to chime in and correct any errors or omissions I may have made. Two old sayings about real estate: 1) location, location, location; 2) they're not making anymore of it!

It blows my mind that one can get an acre there for under $1,000, whereas here, a square foot is well over $1,200!!!

Then this is way more complicated than I thought. The auction says for residents and non residents. Then, the over the counter of the non sold auction parcels are residents, only?

and, its only a down payment...glad I asked. It seemed straightforward on the website: credit card, buy land, own land.
